Unfortunately, wire fraud has become one of the fastest-growing threats in real estate transactions. Cybercriminals target buyers, sellers, REALTORS®, lenders, and title companies by attempting to redirect closing funds through fraudulent emails or hacked communications.

At Golden Dog Title & Trust, protecting our customers is one of our top priorities.

How Wire Fraud Happens

Scammers often monitor email conversations during a transaction. Near closing, they may send fake wiring instructions that appear legitimate.

These emails can look surprisingly real — using copied logos, signatures, or email addresses that closely resemble trusted companies.

Once funds are wired to the wrong account, recovering them can be extremely difficult.

Red Flags to Watch For

Be cautious if you receive:

  • Last-minute changes to wiring instructions
  • Emails requesting secrecy or urgency
  • Messages with unusual grammar or formatting
  • Wiring instructions sent only by email
  • Requests to wire funds to a different account

How to Protect Yourself

Always Verify by Phone

Before sending funds, call your title company using a verified phone number — not the number listed in the suspicious email.

Never Trust Last-Minute Changes

Most title companies do not suddenly change wiring instructions at the last minute.

Secure Your Email Accounts

Use strong passwords and multi-factor authentication whenever possible.

Ask Questions

If something feels off, pause and verify before taking action.
